Why Turkey: Turkey is one of the more affordable property markets in the Mediterranean, and its major cities and coastal resorts offer strong lifestyle, rental and resale potential. Istanbul is the country's most liquid market with year-round demand, while Antalya, Belek, Bodrum, Alanya, Side, Kemer, Kaş and Kalkan draw buyers seeking holiday homes, sea-view apartments, villas and investment property.
Best places: The best place to buy property in Turkey depends on your goal. Istanbul leads for liquidity and year-round resale demand; Antalya and Alanya for coastal apartments and rental yield; Belek for golf villas and holiday homes; and Bodrum, Kaş and Kalkan for premium seafront lifestyle property.
Foreign buyers usually compare Istanbul and Antalya first: Istanbul brings capital markets access and varied inventory, Antalya offers coastal living and strong holiday demand. Bodrum, Alanya, Side, and Yalova can suit more specific lifestyle or yield goals.
As a volume-led agency backed by developer-level technical judgment, Maximos combines broad market access with disciplined vetting. Local teams support Istanbul and Antalya buyers, coordinated with wider partner coverage for key Turkish coastal and resort markets.
International buyers benefit from clearer shortlisting, due diligence checkpoints, coordination with advisors, and step-by-step support through offer, contract, and title processes.
Buyers assessing Turkish citizenship by investment need disciplined property screening, appraisal awareness, compliant transaction structure, and clear timelines. Maximos Real Estate supports buyers from side-by-side comparisons through purchase planning, aligned with your legal and financing partners.
Citizenship support: For buyers considering Turkish citizenship by property investment, Maximos Real Estate helps filter suitable properties before viewing by checking price level, title-deed readiness, valuation suitability, location quality, and resale logic. Citizenship eligibility must always be confirmed through official valuation, legal review, and current government requirements before purchase.

Turkish Citizenship
Buying property can also provide a route to Turkish citizenship for eligible international buyers. Learn how the USD 400,000 investment requirement works, who can apply, how family members are included, and what legal steps are required before choosing an eligible property.
Answers to the most common questions international buyers ask about Turkish citizenship by property investment.
The current minimum is USD 400,000 in official SPK-licensed appraised property value, not simply the asking price or contract price. The property must also satisfy the required three-year no-resale restriction and other Turkish citizenship eligibility requirements. Before committing, buyers should understand how the official property valuation report affects eligibility.
No. This route does not require years of residence in Türkiye. After the qualifying purchase and document preparation, the main applicant and spouse must attend the required procedures personally for fingerprints. Applicants should plan for two days in Türkiye for this stage; children normally do not need to attend for fingerprints. See the complete Turkish citizenship timeline.
Generally, yes. Turkish citizenship by investment is normally an additional nationality and does not normally require renouncing your existing citizenship. However, the applicant’s home-country law may have separate rules. Read our guide to dual citizenship in Türkiye before making a commitment.
Spouse and children under 18 are included in the same application at no additional investment, subject to the required documents and official checks. Children aged 18 or over must qualify separately. Parents are not included in the citizenship route, although they may apply for a residence permit. Since 2024, the spouse must also hold a Turkish residence permit, and both the main applicant and spouse attend in person for fingerprinting; included children normally do not. See the full Turkish citizenship family and dependants guide.
A properly prepared file commonly takes approximately three to six months, although timing varies according to document readiness, official workload, security checks and correction requests. The two-day visit is the personal-attendance stage, not the entire citizenship process. Follow the complete citizenship application timeline.
Yes. The official SPK-licensed appraisal determines the qualifying property value; the asking price or contract price alone is not enough. The file must also align with the TAPU or qualifying contract, bank and DAB payment records, and the Certificate of Conformity process. Buyers should review the valuation report requirements and citizenship rejection-prevention guidance before purchasing.
Yes. One or several qualifying properties may generally be combined within one citizenship application where the legal conditions are satisfied. Each property, ownership record, official valuation, declared value, payment trail and supporting document must be acceptable to the relevant authorities. See the citizenship eligibility handbook.
Three years, counted from the date the no-sale annotation (satılamaz şerhi) is registered on the title deed—not from your reservation or payment date. During those three years, you may live in the property or rent it out and keep the income; you may not sell or transfer it. Once the restriction is lawfully released, you can sell freely, and selling after that point does not affect citizenship already granted. Learn more about the TAPU title-deed process and the practical Turkish citizenship legal framework.
“Pre-approved” is a Maximos screening label only. Maximos reviews available title-deed and ownership information, property type, seller cooperation and transaction suitability before a buyer commits.
It is not government approval, an official SPK valuation certificate, a Certificate of Conformity or a guarantee that citizenship will be granted. Its practical benefit is helping buyers identify properties whose ownership and transaction documentation can be reviewed in advance. Browse the pre-approved Turkish citizenship property inventory.
